Northey Road Feasibility Study in Bodmin, North Cornwall where TDP were commissioned by NCDC to prepare options for the future use of 60 Cornish Units at Northey Road in Bodmin. The existing properties were deemed incapable of economic refurbishment to meet current Decent Homes standards thus presenting an opportunity for redevelopment. The study undertook extensive tenant and community consultation throughout the design process. The site is 1.5ha including adopted highways on a steep sloping site. The existing vehicular route through site provided a ‘rat run’ which has proven to be unpopular with residents. The scheme creates a new identity with 90 new homes incorporating HomeZone street layouts providing ‘safe routes for all’. At least 75% of the properties will be affordable housing with the remaining open market in a tenure blind, pepper potted, layout. It would incorporate improved parking and traffic management, new play areas with open space. The layout provides safe overlooked streets and takes account of the site outlook, topography and solar orientation. The project has aspirations to achieve at least CSH Level 4 using solar design, energy and water saving measures, onsite renewables, recycling provisions and ‘A’ rated construction materials. The design appearance will integrate well detailed buildings with quality social spaces to provide a distinctive place to live. The scheme is currently being prepared for planning with an anticipated submission date in January 2009. Architect: James Trewin.
